Shishir Hande built this on his own parcel above the Varasgaon backwaters, one terrace at a time. The black basalt steps, the cascade cut into the slope, the glass wall that holds the whole lake in one frame: none of it came from a template.
The result is a place with only three stays on it. When you book, you are not a room number in an inventory system. You are a guest of the man who planted the trees.

The water starts where the lawn ends.
No road between you and the lake. No neighbouring property in the frame. Walk down the lit basalt steps past the cascade, and the Mutha backwaters are at your feet.

An open stretch of grass to the water's edge. Big enough for a party of twenty, quiet enough for one person and a book.
The cascade and water terraces
A stepped waterfall cut into the slope, lit after dark. The sound carries all the way up to the villa.

A dedicated grill section is being built into the lawn terrace.

A cook in the kitchen, not a menu card
Breakfast, lunch, high tea and dinner are all included right now, as an opening offer. There is a dedicated cook on site who will make what your group actually wants to eat, from Maharashtrian home food to whatever the children will agree to.
Vegetarian and non-vegetarian are prepared in physically separate areas, with separate cookware and separate oil. Jain, vegan and no onion or garlic are all handled on prior notice.
Twenty people, one lake, nobody else on the property
Birthdays, anniversaries, a team that needs to actually talk to each other. Take the full property and the place is yours. Décor, cake and a photographer can be arranged with notice, and a DJ is permitted until quiet hours begin at 10pm.

Nearest airports are Pune, Navi Mumbai and Mumbai, and the drive from each is the same as the times above. There is no railway station close by, so self-drive or a hired car is the way in. Road connectivity is good and mobile network holds the whole route.

Check in and check out
- Check in from 3:00 pm. Check out by 11:00 am.
- No minimum night restriction. One night bookings are welcome.
- A valid government photo ID is required for every adult guest at check in.
House rules
- Quiet hours are 10:00 pm to 9:00 am. Music is welcome before that, and a DJ is permitted.
- Smoking is not permitted anywhere on the property.
- You may bring your own alcohol. Please drink responsibly around the water and the steps.
- Couples are welcome. Unmarried couples are welcome with valid ID.
- Please keep children supervised near the lakefront, the cascade and the basalt steps.
Pet policy
Pets are considered on request. Please tell us the breed and size when you enquire, and we will confirm before you book. Pets are not left unattended in the rooms, and any damage is charged as per the policy below.
Damage and security deposit
- A refundable security deposit may be collected at check in for full property and event bookings.
- The deposit is returned within 48 hours of check out once the property has been inspected.
- Breakage or damage to furniture, fittings, art or landscaping is charged at replacement cost.
- Guests are responsible for the conduct of everyone in their booking, including visitors.
Cancellation
Cancellation terms are confirmed in writing at the time of booking. Please speak to us directly and we will keep it reasonable.
Cameras and privacy
CCTV covers the exterior approaches and common areas only, for the safety of guests and staff. There are no cameras inside any room, bathroom or private terrace.

Rates are shared on enquiry. The property is new and we are keeping pricing flexible while we build our first guest relationships. Call or message on WhatsApp and you will get an answer the same day.
